A while back I described my own mistake of choosing not to have a home inspection when buying a brand new house.

Currently, I’m working on closing another transaction on a HUD home in Marysville.

The buyer has some construction experience, so he opted out not to have a home inspected by a licensed professional. Instead, he did it by himself.

At first it looked like a smart move to save $300. But as it turned out it was not…

So you’ve decided to contact a real estate agent… Do you expect him to pick up the phone right away? If you leave a message or send and email, how soon do you expect a reply? At what point is it too late?

Home buyers contact me regularly via this website. I’ve also advertised my buyer’s agent services on other websites, such as Trulia and Zillow. I rarely see buyers surprised when I quickly reply to their inquiries.

On the contrary, in the age of Facebook and other social media tools, home buyers expect virtually “live” communication. I receive email on my Blackberry (yeah, I’m old school :) so, unless I’m busy with another buyer, I try to respond ASAP).

It seems to me that HUD homes have been the best deals around lately.  While working on my second HUD transaction in Marysville WA, I had to learn a lesson in spelling.

You may think that in the age of spellcheckers, the spelling is no longer an issue. Wrong!

The technicalities aside, HUD and their contractors have very stringent rules about spelling. If buyer’s name you submit in the online bidding system differs from the spelling in buyer’s documents, your bid will be cancelled!

The sales contract on a HUD home itself has to be filled out very meticulously. Having some teaching background, I thought it wouldn’t be a problem. Also, my first HUD contract was error-free (to the big surprise of the listing agent).

Thus, I was a bit surprised when I got  a 24 hour correction notice from HUD’s contractor PEMCO. Guess what the problem was…

HUD announced their Emergency Homeowners Loan Program (EHLP). Homeowners who lost their jobs and are more than 90 late on their home payments may be eligible for this interest free loan up to 50 K.

Update 6/18/2011. Another renter has just contacted me about a craigslist fraud. Here’s an excerpt from the message:

… I’m calling about your house on 63rd Street in Maryville. I’m actually calling about a fraud, because someone has posted an ad on craigslist … trying to rent out your house. We sent him an email and they sent us the thing back stating that they were in Africa and that they’re trying to rent the home and that they wanted money to be sent via Western Union. I can give you some more information…

Yesterday I received an email from a potential buyer. They had a question about a new home listing on Sharon Drive in Everett, WA.

They found the home listed FOR SALE on my website. My website shows virtually all homes listed on NorthWest MLS as I subscribe to their IDX service.

Interestingly, they’ve also found the property on craigslist listet FOR RENT! The question was is this Everett home for sale or for rent?

The National Open House Weekend started in the state of Washington a few years ago.  Obviously, people in Washington liked the idea. It turned out to be such a success that the National Association of Realtors picked it up last year.

This year’s Open House even will take place this weekend, June 4-5 2011.

Washington Association of Realtors set a goal of 7,000 open houses! According to NWMLS, there are currently about 400 scheduled open houses in Snohomish county this weekend.

You can imagine how happy my buyers were when finally the front door of their home was opened for them. (They don’t give your buyer keys for homes purchased from HUD. You have to install your own lock right away).

While HUD paperwork is different from regular MLS forms, it wasn’t much of a problem. Now, after HUD revamped the way they sell homes, the bidding process seems to be even simplier and the paperwork appears to be more

When the economy went south a few years ago, quite a few people had to short sale their homes and look for a place to rent. It was the main concern due to damaged credit histories and other short sale consequences.
